1 in 5 U.S. Listings Had a Price Cut in September. Should Hernando County Sellers Adjust?
In September 2026, 20.8% of active U.S. listings carried a price reduction — up 0.9 percentage points from a year earlier and the highest September reading since 2018, according to Realtor.com's September housing report. At the same time, national active inventory rose 5.4% year over year to more than 1.16 million homes, closing to within 9.1% of typical pre-pandemic levels, while the stock of homes under contract fell 4.1%. For Hernando County sellers and buyers in Spring Hill, Brooksville, and Weeki Wachee, the question is not whether the national headline is dramatic. It is whether your house is priced for the market in front of you.

A third-party MLS pulse from Momentum Realty, refreshed October 4, 2026, describes Hernando as roughly balanced: about 1,485 homes for sale, 4.5 months of supply, a median sale price near $299,900 (−0.3% year over year), sellers capturing about 95.4% of original ask, and a typical path to contract of about 50 days, with roughly 28% of listed homes already under contract. Realtor.com's own national picture is looser inventory and more visible cutting; Hernando's dashboard still looks like a market where well-priced homes move and overpriced ones sit.
FRED's Realtor.com-sourced series for Hernando County shows median days on market down 9.18% year over year in September 2026. Speed without a cut is usually a pricing win; repeated cuts usually mean the ask was wrong. Nearby Tampa Bay is cutting harder (27.5% of listings) — do not copy that rate blindly, but do not ignore relocating buyers who just watched Bay-area asks fall.
Should Hernando sellers cut price right now?
Cut if the market already told you the number is wrong. Signals that usually justify a meaningful adjustment in Spring Hill or Brooksville:
- You are past the neighborhood's typical days-to-contract with thin showing activity
- Feedback repeats the same objection (price, condition, or both)
