Mortgage Rates Just Hit 7.40%, a 3-Year High. What Does That Do to a Spring Hill or Brooksville Payment?
The average 30-year fixed mortgage rate hit 7.40% for the week ending October 8, 2026, up from 7.28% the week before and 6.30% a year ago, according to Freddie Mac. On a home at Hernando County's roughly $299,900 median sale price, that one-year jump adds about $198 a month to principal and interest with 10% down, by our calculation.
Here's where rates stand, what the move means in real dollars for Spring Hill, Brooksville, and Weeki Wachee buyers, and the moves that still work for buyers and sellers when rates are above 7%. We aren't forecasting rates here. This is about what you can control.
How high are mortgage rates right now?
Freddie Mac's Primary Mortgage Market Survey (PMMS), the weekly national benchmark, reported for October 8, 2026:
- 30-year fixed: 7.40% (7.28% last week; 6.30% a year ago)
- 15-year fixed: 6.73% (6.60% last week; 5.53% a year ago)
Realtor.com reports that this is the seventh straight weekly increase and the highest level since mid-November 2023. Rates have tracked the 10-year Treasury yield, which averaged 5.28% that week. (Mortgage rates tend to follow that bond yield, not the Fed's rate directly.)
The Fed isn't signaling quick relief. Realtor.com reports that Fed Governor Christopher Waller said on October 8 that more rate hikes are needed, though "the hikes do not need to come at consecutive meetings."
How much more is a Spring Hill or Brooksville payment at 7.40%?
Here's the math on a $299,900 home (Hernando's recent median sale price) with 10% down, which is a $269,910 30-year loan. All figures are principal and interest only, by our calculation:
- At 6.30% (a year ago): about $1,670.67/month
- At 7.28% (last week): about $1,846.76/month
- At 7.40% (now): about $1,868.80/month
That's roughly $198 more per month, or about $2,378 a year, than the same loan a year ago. Last week's move alone added about $22 a month.
Those numbers don't include property taxes, homeowners insurance, flood insurance, or HOA dues. On the Nature Coast, those can change the real payment as much as the rate does. Your rate will also depend on your credit, loan type, and down payment. PMMS is an average for borrowers with excellent credit and 20% down.
Is the Hernando market giving buyers more room to negotiate?
Somewhat, yes. Momentum Realty's Hernando County dashboard (an MLS-based third-party snapshot, refreshed October 7, 2026) shows:
- Median sale price: $299,900, down 0.3% year over year
- Supply: about 4.5 months (3 to 6 months is generally considered balanced)
- Typical time to contract: about 50 days
- Sellers' take: about 95.4% of original asking price
- Price cuts: about 31% of county listings (Zillow data shown on the same page)
- Under $300K: a tighter 3.6 months of supply
Nationally, Realtor.com reports active listings up 6.7% year over year, the fastest pace since February, while new listings fell 4.1% last week as some sellers held back.
So prices in Spring Hill and Brooksville haven't dropped much, but buyers have more time and more negotiating room than they did a year ago, especially on homes that have already taken a price cut. The under-$300K range is still the most competitive.
What still works when rates are above 7%?
- Shop lenders. Freddie Mac's chief economist, Sam Khater, said this week that getting multiple quotes "can potentially save them thousands over the loan's lifetime."
- Build a buffer. Realtor.com research found that planning for about half a point of rate movement in the three months before you buy covers most outcomes (80% of the time, per their study). At 7.90%, the same $269,910 loan runs about $1,961.72/month, by our calculation.
- Negotiate the deal, not just the price. A seller credit toward a rate buydown or closing costs can sometimes beat a small price cut. We compared the two in our September rate post.
- Work on credit and down payment. Both can move your quoted rate below the headline average.
What buyers should do
- Get two or three Loan Estimates the same day, so you're comparing like for like.
- Underwrite at a rate half a point above today's quote. If that payment still works, you're protected.
- Target homes that have sat or taken a cut in Spring Hill, Brooksville, and Weeki Wachee, and ask for credits as well as price.

What sellers should do
- Price for today's buyer payment, not last year's. A $198 jump in monthly cost shrinks some buyers' budgets.
- Offer a credit instead of a deeper cut when it gets a buyer to a payment that works. It can cost you less.
- Get insurance and tax details ready (roof age, wind mitigation, last tax bill) so lenders and buyers aren't surprised.
